About the role
As an Estates Surveyor, you will be central to the successful management of a key client’s telecoms property portfolio. The immediate focus is on estate management, to include devising what good looks like (in conjunction with colleagues and client) and its implementation.
You will be expected to act proactively with all internal and external stakeholders on a range of tangential matters.
Lease management will be a key activity, mainly via instructed third parties. With advanced knowledge of telecoms infrastructure, the role will be essential to help ensure seamless telecoms operations. You will be expected to focus on the low level details for example, the resolution of site access issues; as well as being a master of high level commercial and property negotiations and representing the company at senior discussions. Each day will be different.
The role will involve a strong aptitude for the use and evolution of online systems (AI use is encouraged).
You will be required to undergo National Security Vetting to SC or NPPV level.
What you’ll be doing
- Solely accountable for managing a defined portfolio of telecoms cell sites’ leases, site share licences and commercial agreements.
- Financial oversight and stakeholder management: The role involves working with varied stakeholders, to include with an important customer and landlords, along with external entities for rent, rates tax and energy payments. Ensuring budgeting and forecasting align. It includes handling property-related queries, which will include site access escalations, placating and resolving landlord and public concerns (e.g. generator noise), managing site lifts and shifts, terminations, etc., etc.
- Site agreement administration and issue resolution: Responsibilities over rent reviews, rent payment reconciliations, outage approvals, maintaining site agreements and access details, authorizing upgrades and decommissioning works, reviewing legal notifications, managing exit reports, dealing with bailiffs, maintenance obligations, agreement breaches, electricity payment issues, and ensuring data separation for sensitive sites.
- Management of access restrictions and escalations affecting operational delivery. Coordination of third-party works affecting sites, including utilities, highways and neighbouring developments.
- Management of acquisition-related defects inherited into the in-life estate. Maintaining accurate asset records, drawings, surveys, warranties and maintenance information.
- Planning condition compliance linked to estate obligations.
- Utilities, energy management, and the ongoing management of power resilience.
- Governance and maintenance of estate records, ensuring legal and property data accuracy.
- Setting up of processes: The setting up and evolution of processes and ensure compliance.
- Ensuring that the customer is delighted in regard to property deliverables.
Essential Skills / Experience

Demonstrated management experience of telecoms cell site leases & of commercial contracts. Experience ranging from resolving in-life cell site specific access issues, up to the high level i.e. commercial contract negotiation.

Good working knowledge of property law and contract law.

Strong stakeholder management experience with landlords, customers, colleagues and with third parties.
